TERMS & CONDITIONS

The following are the rates in US $ per week. These rates include tax. The daily rate is the weekly rate divided by seven but is subject to a surcharge of $85 if the booking is for less than 7 nights. A discount will apply for bookings of 14 nights.

Deposit:

A deposit in the amount of $100 or 10% of the agreed rental amount, whichever is greater, is required to confirm the booking. The deposit is fully refundable up to ten weeks before the agreed date of rental, though an administration fee of $45 will be deducted from the refund.

Payment Method:

The deposit and final payment can be made by check, bank draft or credit card. We endeavor to keep our rates as competitive as possible, and for this reason we must pass on the 3% charge that results from payment by credit card.

Booking Confirmation:

Your booking will be accepted by email or telephone and will be confirmed when the deposit is received.

Balance due:

The balance is due 45 days prior to the date of occupancy.

Cancellation by you:

If you wish to cancel your booking, the person who made the booking must give written notification. The date of cancellation will be the date that the written notification is received. In the event of cancellation by you, the following charges will apply: 45 days prior to arrival = loss of deposit. 29 - 45 days prior to arrival = 50% of total cost. Within 28 days of arrival = 100% of total cost.

Cancellation by us:

If circumstances arise beyond our control, we reserve the right to cancel your booking. In this event we will endeavor to find alternative equivalent accommodation or refund all monies paid.

Pool Heat:

The pool is fitted with an electric heater. Pool heat can be requested when booking and paid for with the balance payment. Alternatively it can be arranged with the Management Company and payment can be made to them. Experience has shown that pool heat is usually desirable in Nov, Dec, Jan, Feb & Mar. If you wish to have a very "comfortable" swim we would recommend you have it ON in Oct and April/May. For those visiting in June, July, August and Sept - I am sorry we do not have a pool cooler! Swimming pools can be a source of danger, particularly for young children. Please ensure that they are supervised at all times. The owners will not be held liable for any resulting injury or death.

Refundable Damage Deposit:

The management company will take a credit card imprint for $250 or the equivalent in cash as a refundable damage deposit. This deposit will be refunded net of any excess cleaning costs, replacement of lost keys or repairs to any damage to the property or its contents. Please note damages are not limited to the security deposit amount. (Minor damage such as broken cups etc are not considered for this purpose) Please report any breakage, however minor, to the managers so that the villa can be left in perfect condition for the next guest.

Check in:

The villa is available to you from 5 p.m. local time. It is fitted with a number operated lock and you will receive your own specific code before you travel.

Check Out:

You are required to vacate the property by 11a.m. in order to allow it to be thoroughly cleaned for the next guests.

Resort Tickets:

The management company will arrange any resort tickets that you require and their rates are comparable with the lowest available. Once ordered the tickets will be delivered to you at the villa.

Disclaimer:

The owners and the managers of 222 Nottingham Way do not accept any responsibility for injury, damage or loss to persons or property which may occur while you are in residence and will not be held liable for such injury, damage or loss.

Maximum Occupancy:

The villa is licensed by the state of Florida for short-term lettings to accommodate a maximum of twelve (12) persons. Any numbers above this figure would place us in a compromising position regarding the strict Florida State licensing laws and would be in contravention of our terms and conditions. Should a party arrive at the villa with more than twelve persons then the Management Company will require the numbers to be reduced to the maximum numbers allowed. War, threats of riots, natural disasters, fire or adverse weather conditions: - no compensation will be made due to any of the aforementioned.
